Community News – October 2016

Your Association Board continues to identify and prioritize needed improvements on the property and is focused on ensuring that we have a comfortable, beautiful, and safe place to live.  If you have any ideas or suggestions, please share them via the website with an email to either the Property Manager or President.

Landscape Updates

  • Landscape replacement has been completed for Cypress and Coral Courts. Once the punch list has been completed for this work, next step will be to install mulch on Elm, Middle, and Brook courts.  This work should begin in the next couple of weeks.
  • We are working to develop a plant replacement strategy for Willow court which will end our plant replacement program for 2016. We will begin the rotation on the property again in early spring of 2017, beginning with Bamboo court.

Landscape Updates

Property Improvements – Miscellaneous Maintenance

  • We continue the work to replace missing wooden shakes on the side of the buildings across the property. This is our short term strategy as we continue to collect reserve funds for a replacement. As we approach that time, we will be looking at alternate materials for replacement.
  • The Board of Directors continues work to develop guidelines for the installation of a cover/roof on the patio storage space where your hose bib is located. As we walk the property, we see that there are many and in many shapes, sizes and colors.  We will develop a standard which going forward would allow for a more consistent look.
  • The annual pressure washing of the sidewalks and walkways has been completed.

 

Miscellaneous Topics

  • Mosquitos – I am sure that we have all heard about the Zika virus. Please be sure that we are doing are part to reduce the mosquito population by not having any containers or plants with standing water on your patios as this is where they breed.  If you have bird baths or pet feeders, please be sure that you are changing the water daily to ensure that there will not be any mosquito breeding.
  • Hurricane Season – In preparation for the hurricane, it was necessary for Board Members and Property Manager to go on the offensive and spend money on unnecessary work to ensure the safety of residents and properties in order to eliminate the safety hazards created by Middlebrook Pines residents. The placement of trash and furniture “around” our dumpsters is a constant issue.  However, for residents to exhibit this behavior while preparing for an oncoming hurricane is appalling.  During that time that everyone should be securing everything outside, we had residents leaving trash and other large items (including furniture) at the dumpster areas.  When approached, these same residents could not comprehend why we would ask them to move them to another dumpster which was not full or keep items inside until after the storm.  This is a clear indication that it is time for homeowners and residents to begin holding our neighbors accountable for behavior and actions that are unsafe or interfere with our ability to be comfortable in our homes and proud of our community!  We need everyone to get involved and either stop neighbors from trashing our properties or report them to the community Management.  Anyone with so little respect for neighbors or community should not be living here!

Rules and Regulations – Reminder

Whether you are a tenant or an owner, if you have not yet downloaded and read our rules and regulations, please do so now.  Much time is being spent walking the property, specifically looking for new and uncorrected violations and sending notices out to owners requesting corrections.  If violations are not corrected within a certain time frame, the Association will seek legal action to compel the owner to correct the problem and all associated legal fees will be the responsibility of the owner.  We also can and have compelled owners to evict tenants that either do not respond by correcting violations or are repeat offenders.  Lastly, if a violation creates a situation where safety or damage to property (such as fences) is at issue, the Association may have to correct the violation for the non-responsive owner and then charge back the cost to the owner.

All of this can become quite expensive for an owner, so it is best to ensure that you, or your tenants are abiding by the rules and regulations, which can be printed from this website.
